Efflorescence is the term for white or grey mineral deposits that appear on concrete, brick, render, pavers and masonry surfaces across Queensland. It's caused by water moving through porous materials and carrying soluble salts to the surface, where the water evaporates and leaves the mineral deposits behind. Efflorescence is very common in Queensland, particularly on new construction, on below-ground concrete, on retaining walls with poor drainage, and on surfaces exposed to irrigation water. It can appear as a powdery white coating, a crystalline crust or chalky streaks, and while it doesn't cause structural damage in most cases, it's often persistent and difficult to remove with standard cleaning methods.
Water moving through concrete, brick or render dissolves soluble salts (typically calcium carbonate, sodium sulphate or potassium sulphate) from within the material. As this water reaches the surface and evaporates, the dissolved salts crystallise and are left behind as the white deposit. Common causes include: poor drainage behind retaining walls, high water table, moisture from garden beds or irrigation, new construction settling, and roof runoff onto masonry.
Efflorescence is a mineral crystalline deposit that has formed within and on the surface of the material — it's not surface dirt that can be washed off with water. Standard pressure washing removes loose deposits but can't dissolve the mineral bonds. Effective treatment requires an acid-based or chelating cleaner that dissolves the calcium carbonate or sulphate crystals.
Efflorescence often recurs if the underlying moisture source isn't addressed. Treatment removes the visible deposit, but if water continues to move through the material and bring further salts to the surface, new deposits will form.
